While consulting clients on the details of the Greece Golden Visa program, we realized that many candidates are convinced that the option to purchase real estate for €250,000 or more is no longer available in the 2025 program. But they are wrong. Such a possibility exists!
Specifics of the 250,000 option
To meet the minimum investment requirements of the Greece Golden Visa program, a non-residential property must undergo renovation. Only after the developer reclassifies the property as residential will its owner (the apartment owner) be able to apply for a Greek residence permit. Such offers are few and far between, and they are actively sought after by Greek residency applicants. A decision on a deal can be made quickly, as this is an investment property not for subsequent occupancy, but for rental and generating income in euros. When choosing an apartment in such a project, the view from the window, the floor, or the presence of a favorite restaurant nearby are not important.
Some companies in the market find it easier to offer clients ONLY the option of purchasing residential property starting from €800,000 in prestigious Greek locations than to search for projects with a minimum investment of €250,000. Only highly experienced market players have access to all real estate options.
Strategy. APEX experts note that some applicants prefer to quickly close a deal on income-producing real estate worth €250,000 or more and obtain a Greek residence permit. Then, with a 5-year Greek residence permit (Golden Visa), they can choose a suitable property if desired. For example, for a stay in a luxury area of Athens or a vacation on the Greek islands, APEX recommends visiting Greece to view such properties in person and provides on-site support.
Please note that the investor is not required to live in Greece, so he/she can purchase one property for €250,000 simply as an investment, without an apartment to live in – this is enough to obtain a Greece Golden Visa.
With a Greek residence permit (aka Greece Golden Visa), the investor will have visa-free entry to all Schengen Area countries (most of the European countries). The application may include a spouse, as well as children (under 21 years of age), and the parents of the main applicant and/or spouse.

The largest multifunctional project in Piraeus (a coastal suburb of Athens)
This fall, the renovation of a six-story building, a landmark in the area, will begin. It will be converted from a purely commercial building to a residential one. Completion is scheduled for the end of 2027. All project documentation is ready, and applications for Greece Golden Visa with apartments from this project as investment are already being submitted.

Concept:
The project will combine residential and commercial properties. In addition to apartments, it will include office space, a gym, a rooftop restaurant, a café, and retail space.
A total of 408 apartments will be delivered fully furnished by the developer. The plan includes two types of apartments ranging from 44 to 69 m²: one-bedroom and two-bedroom apartments (two beds, two toilets and a shower, two kitchenettes, and two wardrobes). Apartments for freehold purchase range from €250,000 to €350,000.




Terms of purchase for an apartment in this project in Piraeus
- The investor signs a binding 10-year contract (which can be extended for another 10 years with an increasing interest rate).
- The developer will manage the building and promises a guaranteed rental income (!) of 3% per annum for 10 years.
- The minimum annual return on an investment of €250,000 is €7,500. Accordingly, the higher the apartment price, the higher the income.
- The owner does NOT incur any additional costs for property maintenance, including updating furnishings.
- If the investor wishes to sell the apartment before the 10-year lease expires, they can do so, but only with the current lease agreement.
Please note that to renew the Greece Golden Visa after 5 years, proof of ownership of the property will be required.
