The Greece Golden Visa by Investment program is ahead of many players in the immigration market in terms of popularity. Why did this happen? Firstly, Greece has NOT ruled out the real estate option. Unlike similar programs in Portugal and Hungary (the option was abolished on the eve of the launch on January 1, 2025). Spain has not only banned the purchase of housing to obtain an investment residence permit, but also completely stops issuing Golden Visas in the April of 2025, according to the new policy of Prime Minister Pedro Sanchez.

Secondly, Greece does not verify the origin of the main applicant’s funds, and also allows transfers for real estate directly to the seller. And, thirdly, the investment in a residence permit in Greece (Greece Golden Visa) starts from €250,000, while a residence permit in Portugal starts from €500,000 for actual options, and a residence permit in Hungary, although it starts from €250,000 for an option with a fund, but this program has only two accredited funds and the terms and specifics of processing are not yet clear.

The applicant must purchase one real estate object with a minimum cost of

  • €250,000 for non-residential facilities that are being converted into residential buildings.
  • €800,000 for locations such as Attica (Athens), Thessaloniki, Mykonos, Santorini, and the islands with a population of more than 3,100 inhabitants.
  • €400,000 for other locations.
What to expect from the Greek Residence Permit program (aka Greece Golden Visa)

For several years in a row, a certain trend has been emerging among the Greeks – to change the conditions of the investor residence permit with an increase in the investment rate in the summer. A few months of the so-called “transition period” are given under the old conditions, and then the program lives in a new way. Experts believe that this year will not be an exception.

The apartments are rented fully furnished + furniture as a gift (according to the current offer – Spring 2025). The documentation accrediting the project for the Greece Golden Visa Greek program will be ready in the summer of 2025.
